The Dikman Company, a commercial/industrial real estate services firm, announced Erika Zipfel Matscherz represented Trail America Tire and Wheel in the sale of a 25,000 square-foot industrial building. The property is located at 4021 S. Frontage Road, Plant City, Fla. and sold for $2M.
Originally purchased by Trail America Tire and Wheel as an investment property in 2007, the building faced several hurdles before it could be placed on the market. In addition to basic maintenance needs, the property was not zoned correctly and, due to a previous road expansion, had power lines too close to the building, which stalled the needed improvements.
“Through research and working with Plant City’s zoning department, I was able to understand the history of why the property was not zoned appropriately and successfully resolve the issue,” said Erika Zipfel Matscherz, The Dikman Company. “The second hurdle related to power lines that were too close to the building, making any construction or building improvements unsafe. Over time, we were able to take corrective action and TECO agreed to move the power lines, which allowed our contractor to make the necessary building adjustments so we could market the property for sale.”
