TAMPA, Fla. (Aug. 2, 2018)— Erika Zipfel Matscherz of The Dikman Company represented DeliverCareRx Pharmacy LLC., securing a five-year, 9,610 square foot lease at Westport Commerce Center in Tampa, Fla.

DeliverCareRx, is a national pharmacy based outside of Chicago, Ill., and a leader in home delivery services to hospice patients and other underserved patients suffering from chronic disease states. The company was looking to expand and was in need of warehouse space located in Tampa, Fla.

Lykes’ corporate broker, Russell Todd of Centric Commercial/CORFAC International contacted The Dikman Company with a need to locate industrial space in Tampa. “When Russell reached out to me with his client’s need, I was more than happy to jump in and work with him again, said Erika. “Lykes was expanding to the Tampa market and needed to be up and running as soon as possible. We were able to find the right property that best fit their specific needs and got them moved into their new space in just over a month.”

TAMPA, Fla. (June 25, 2018)— Erika Zipfel Matscherz of The Dikman Company represented Del-Air Heating and Air Conditioning, securing a seven-year lease on a 21,946 square foot building located at 6405 Badger Drive, Tampa, Fla.

Del-Air was quickly growing out of its current location and needed a new space that could accommodate its specific needs. The challenge was to find a suitable property in Tampa’s industrial market.

TAMPA, Fla. (May 29, 2018) — Erika Zipfel Matscherz of The Dikman Company represented Great Lakes Power, securing a five-year lease with Causeway and 78th Street LLC. The 10,800 square foot new building is located at 7851 Causeway Boulevard, Tampa Fla.

Great Lakes Power, which provides its customers with transmission and drivetrain products, parts and services, was growing and looking for warehouse space in east Tampa. One of the items on the company’s wish list was to stay geographically as close to its current location as possible. Matscherz stated, “After searching the Tampa market thoroughly, nothing was the ‘right fit.’ I reached out to a local developer who was about to break ground on a new 10,800 square foot spec building in east Tampa. The developer was not marketing the property yet, so this was the perfect opportunity to get in and negotiate a deal that worked for my client.”

Customer service was a priority from the first conversation with Great Lakes Power. Needing to relocate quickly while the new facility was under construction, Matscherz researched viable options for the temporary move.

“We were in a tough spot as we were coming to the end of our current leased facility and needing more space when we contacted Erika at The Dikman Company,” said Richard J. Pennza, president and chief executive officer, Great Lakes Power. “Erika jumped on the project right away, immediately made plans to meet with us to get to understand our situation, then worked extensively with our Tampa branch manager to secure a new location. To complicate things even more, while we were negotiating the lease for our new build-out facility, it became evident that it wouldn’t be available for approximately nine months from the termination of our current lease. Erika came through and was able to find us a suitable temporary facility.”

Pennza added, “Others we contacted prior to The Dikman Company never came close to the interest and attention we received from Erika and The Dikman Company. I don’t think we could have pulled this off any better.”

TAMPA, Fla. (February 7, 2018)— Erika Zipfel Matscherz of The Dikman Company represented the landlord, Queen Palm Properties, LLC, and leased its new 21,900 square foot building located in Sabal Park at 3561 Queen Palm Drive, Tampa, Fla.

“Erika leased the second building of our two-building Queen Palm, Sabal Park project in record-breaking time,” said Robert Dikman, chairman and chief executive officer, The Dikman Company. “This 21,900 square foot building and its 17,000 square foot sister building were both leased within six months of completion at record high rates. Finally, Tampa has turned the corner on rental rates and is ‘now’ a landlord’s market.”

The tenant, Patriot Transport, Inc., offers warehousing facilities and services for supply chain and storage needs, as well as interstate logistics and transportation services. The company, based in Chicago, Ill., signed a five-year lease.

Patriot Transport was looking at many properties in the Tampa Bay area before selecting Queen Palm Properties. A new building, which is also a stand-alone building, was important in the final selection process. This is Patriot Transport’s first location in Tampa, Fla. Michelle Senner of Colliers International represented the tenant.

TAMPA, Fla. (December 20, 2017)— The Dikman Company announced today it will break ground on a new spec industrial facility in Tampa’s premier industrial park.

The new 26,100-square-foot, dock high, tilt wall building is located in Tampa East Industrial Park on Massaro Boulevard. As the developer, The Dikman Company anticipates the project to be completed by June 2018 and will have 22,800 square feet available to lease; 3,300 square feet has been pre-leased.

Located right on the Bypass Canal, the building will have approximately 1,800 square feet of waterfront space. The 24-foot clear height building will be a dock high front load with three-phase power and will include LED bay lighting.

The Tampa Bay area has continued to grow, as has the need for industrial space. The new building will accommodate light industrial uses including manufacturing, processing and assembly, as well as storage and distribution. The location is central to major arterial highways and interstates.

Diana Acrylics, Inc. renewed a lease located at 2604 Tampa East Blvd., Unit N, Tampa, Fla. The company has been a tenant in the building since 2009 and occupies 7,500 square feet in the 60,000-square-foot industrial building located in Tampa East Industrial Park.

Diana Acrylics, Inc. began in 2007 as a small company designing custom acrylic podiums (also known as lecterns) for churches. Less than 12 months later, the company was providing podiums for colleges, news stations, political and public speakers and lecture halls. TAMPA, Fla. (November 7, 2017)— Erika Zipfel Matscherz of The Dikman Company represented Mark 60 TE, LLC, securing a three-year lease with American Lighting & Signalization (ALS). The 10,500 SF warehouse is located at 2604 Tampa East Blvd., Unit K, Tampa Fla. The lease commenced October 30, 2017.

ALS, which constructs and maintains traffic signal and highway lighting systems, was looking for warehouse space in east Tampa. Matscherz stated, “ALS recently contracted with TECO to replace the local area’s streetlights with more efficient LED lights and needed a warehouse centrally located in the area they were servicing. I was able to work closely with the property owner to secure a space that matched ALS’s immediate needs so they could continue to focus on their service goals.”
