MKZ, Inc. was represented by Erika Zipfel Matscherz in securing a 6,630 SF unit at 2256 Massaro Blvd. Tampa, FL 33619, which is located in the Tampa East Industrial Park. Property Services Manager Erika Zipfel Matscherz represented the tenant, MKZ, Inc., in the transaction. The lease term began on 9/10/15.

“MKZ, Inc. specializes in welding and metal fabrication servicing the Tampa Bay area. We recently needed a new location to set up a manufacturing facility for a new product called LiquiFix,” said Michael Gorawski, President of MKZ, Inc. “Erika Matscherz was able to quickly find us a location that was exactly what we needed. The Dikman Company represented the landlord, Contractors Access Equipment Inc. in this lease renewal to current tenant Architectural Testing, Inc. (Intertek).

For the last four years they were on a month-to-month agreement. Tampa, FL (November 23, 2015) - Since March 2014 The Dikman Company has been working on the development of a spec building on the historic Tampa Bypass Canal. The site is located on Massaro Boulevard just south of Tampa East Boulevard in the Tampa East Industrial Park near Adamo Drive, US 301, Lee Roy Selmon toll road and I-75.

Before construction could begin on this waterfront project, dubbed Tampa East Canal Industrial, approximately 50,000 cubic yards of dirt had to be removed. The 20 ft tall mound of dirt was originally placed on the land when the Bypass Canal was dug back in the 1960′s to divert floodwaters from the Hillsborough River.

Working alongside The Dikman Company’s development team, the project’s general contractor, Construction Services Inc., reached out to several site material professionals in the area to remove the mighty pile of dirt.

At the time, the Florida State Fairgrounds was in the process of constructing surface parking lots off of US Route 301 and agreed to take the dirt to use as fill for surface parking lots. It took 90 days and $300,000 paid by the developer for the dirt to be removed from the Tampa East Canal Industrial Spec Building site and hauled to the fairgrounds construction site.

“That dirt pile was older than most of the guys working on the site,” said Chairman and CEO Bob Dikman of The Dikman Company. “In a perfect scenario, we would have found someone to pay us to take it off our hands, but at the end of the day we were satisfied that it could be repurposed locally.”

Shortly after the dirt mound had been successfully removed, groundbreaking for the build to suit for a long term lease to a “credit” tenant commenced. The facility is scheduled to be completed by early 2016 followed by their 26,100 square-foot, tilt-wall spec building to be completed in Summer of 2016. Leasing opportunities are available.

 TAMPA, FL (May, 21, 2015) Bob Dikman, Chairman and CEO of The Dikman Company represented the buyer, Austin McDonald of McDonald Development Company in the purchase of 67 acres located at 301 Columbus Drive in Tampa, Florida for a proposed 900,000 sq. ft. of industrial space. A series of four buildings ranging between 120,000 – 350,000 sq. ft. is planned for the site. This is McDonald’s first entry into the Tampa Bay market and will be added to their portfolio of 7,000,000 sq. ft. in the southeast U.S.

 “After more than a decade of success in the Orlando market, McDonald is excited to expand upon its Central Florida developments by entering into the Tampa market,” stated McDonald. “We believe the site is the last significant industrial site within the established boundaries of the Tampa East submarket. Bob Dikman was instrumental in putting us on this site early, before it officially came to market, which ultimately led us to be successful in acquiring it,” he continued.

McDonald said they plan to start building institutional quality industrial product this year for delivery in 2016.

(February, 9, 2015) — The Dikman Company announced today they’ve hired two new individuals to join their team. Lex Goldenberg and Erika Zipfel Matscherz will be providing The Dikman Company with sales, leasing and property management expertise.

Lex Goldenberg has been appointed to handle sales and leasing activities. Goldenberg has over 35 successful years in the automobile and truck parts industries which gives him a thorough knowledge of many facets of the commercial industry. His strengths are in sales, P&L management, operations and executive management. He’s well-versed in the most critical areas of running a business, including manufacturing and distribution, which allows him to formulate the best answers for his clients’ needs.

Matscherz was hired as Property Services Manager as part of The Dikman Company’s Property Management Division expansion. Her primary duties include serving as a liaison between the tenants and landlords as well as ensuring that the properties are maintained with minimal responsibility to the property owner. Bob Dikman explained that the newly created property services manager position is part of the Company’s focus on ensuring a high-level of customer satisfaction.

“With Erika on board, we’ve implemented more of a proactive management style that allows us to identify any repair issues prior to them becoming a more expensive problem. We prefer to get things fixed before the tenant even realizes it was ever an issue,” Dikman said. “In many cases, this approach allows us to control costs for the landlords,” he continued.

Matscherz has more than five years experience in property management of both commercial and multifamily properties. She previously served as a paralegal in an estate planning law firm and also ran a home-decorating business.

TAMPA, FL (Nov 23rd, 2014) – The Dikman Company announced today, in conjunction with Real Estate Strategies, the sale of the former headquarters of Payless Car Rental Inc. an Avis Rental Car Company located at 2350 34th St. N. in St. Petersburg.

The 16,494 sf building on 1.16 acres has been sold to Belleair Development Group (BDG), a Florida Corporation. BDG intends to remodel and release the building.

“This building has the bones BDG was looking for as well as a preferable location.
